Electrical Panel Issues Noted During a Home Inspection in Florence, SC
An electrical panel should be secure, accessible, and properly enclosed. During a recent home inspection, I documented several conditions around the panel that needed attention. The report photos below show what I observed.
Missing panel cover screws
Two screws that secure the panel cover were missing. The cover should be fastened with the proper screws so it stays securely in place.

Exposed wiring and open gaps
Wiring was visible above the panel, and openings through the top plate were not sealed. These openings should be properly closed to help limit air and smoke passing through the wall cavity.

Wood trim restricting panel access
Adjacent wood trim overlapped the panel cover and restricted its removal. The trim should be adjusted so the cover can be removed and the panel accessed safely.

Multiple conductors at terminal connections
Some terminal connections appeared to have more than one conductor. Whether that is permitted depends on the terminal’s labeling and design, so the connections should be checked and corrected where needed.

Open panel knockout
An unused opening at the bottom of the panel enclosure lacked a protective plug. The opening should be closed with the proper fitting for the panel.

Electrical concerns, especially those involving panels, are important to identify during a home inspection because they can present shock and fire hazards. Homeowners should not remove the panel cover or handle wiring. A home inspection documents visible conditions and helps buyers and homeowners understand potential safety concerns.
