What a Recent New-Construction Inspection Revealed

A newly constructed home can look complete during a walkthrough and still contain items that need correction. During a recent new-construction inspection, several visible installation and finishing concerns were documented before the client moved forward.

The property address and client information are intentionally omitted. The examples below show why an independent inspection remains valuable even when a home is brand new.

Exterior garage-door trim was not fully sealed

Metal wrapping had been installed over the wood trim around the garage door. However, several sealant joints had opened, leaving pathways where moisture could reach the concealed wood. Proper exterior sealing helps reduce the risk of moisture intrusion and deterioration.

The garage entry door needed further attention

The door between the garage and the home was missing its identification label, so its fire-resistance rating could not be confirmed. Screws were also missing at the hinge side. Daylight was visible near the bottom of the door, and the wedge gasket appeared to be missing. These conditions can affect the door’s secure attachment and its ability to limit air, moisture, pest, and possible smoke movement.

Several finishing items remained incomplete

The refrigerator ice-maker water-line cover was left on the countertop instead of being installed at the wall penetration. An exterior window screen at the primary bedroom was damaged, and the bottom panel inside a hall-bathroom cabinet was not secured.

The cooling temperature difference warranted attention

The measured return-air temperature was approximately 74°F and the supply-air temperature was approximately 64°F, producing a 10°F difference at the time of inspection. HVAC performance can be affected by operating conditions, but this measurement warranted further evaluation and correction as needed by a licensed HVAC contractor.

Why documenting these items matters

Individually, some findings may appear minor. Together, they show that a new home can contain incomplete work, installation concerns, and components that need adjustment before closing. A detailed inspection report gives the buyer clear photographs and written documentation to share with the builder.

A home inspection is a visual evaluation of accessible systems and components. It does not replace municipal inspections, determine full code compliance, or guarantee that every defect will be discovered.
