Homes built decades ago often require additional time and attention during the inspection process. This is not because they are “bad” homes — in fact, many older homes are structurally solid and well constructed — but because aging systems and historical modifications require careful evaluation.
Recently, we inspected a home built in 1954, which is a good example of what is commonly found in mid-century properties.
During the inspection, conditions identified included:
Roof covering near the end of its service life
Suspected asbestos-containing exterior materials
Double-tapped breakers in the electrical panel
Open-ground exterior outlets
Active plumbing leak
Crawlspace moisture and areas missing vapor barrier
No GFCI protection in kitchen and bathroom areas
It is important to note that GFCI outlets were not required when many older homes were constructed. However, modern safety standards recommend ground-fault protection in areas where water is present to reduce shock hazards.
Additionally, homes built prior to 1978 may contain lead-based paint. While this does not automatically present a problem, it is an important consideration during renovation or surface disturbance.

Multiple generations of electrical and plumbing systems
Past repairs or renovations of varying quality
Aging roofing and structural components
Updated materials installed over original systems
A methodical, system-based inspection helps identify safety concerns, deferred maintenance, and potential future repair costs.
